Specifications

Kitchen and Utility

  • Design your own £4,000 layout with our supplier’s specialist designer.
  • Make your own tile selection from our range. Tiles are fitted between worktop and high level units in the Kitchen and above the worktop in the Utility. An allowance of £20 per square metre is made for tile choices.

Bathrooms and Ensuites

  • We fit mains power showers, Grohe 1000 valve, in Bathrooms and Ensuites.
  • Sanitaryware is white, with chrome taps and other fittings.
  • Make your own tile selection from our range. Bathroom and ensuite walls are tiled to dado height and to ceilings within shower enclosures. An allowance of £20 per square metre is made for tile choices.

Decoration, Doors and Windows

  • Windows are high quality timber sash and case appearance and double glazed.
  • Doors to Dining, Lounge and Kitchen, from the hall, are glazed.
  • Other internal room doors are 4 panel doors in an oak finish.
  • All front and rear door sets have 3-point security locking.
  • Brass door furniture and fixings.
  • Ceilings are painted white, with walls painted magnolia, except in Bathrooms and Ensuites which are painted white.
  • Cornicing is provided in the Lounge, Dining Room and Lower Hallway.

Electrical

  • TV aerial points are provided in the Lounge, Kitchen and Main Bedroom.
  • Telephone points are provided in the Lounge, Kitchen, Lower Hallway and Main Bedroom.
  • Mains Smoke Detectors are provided in the Lower and Upper Hallways.
  • A TV signal booster is provided as standard.

Central Heating and Hot Water

  • Central heating is oil fired, with a 400 gallon fuel tank and a 7 day / 24 hour programmable controller sited in the Utility.
  • Each room includes individually controlled thermostatic radiators.
  • The domestic hot water system is mains pressurised.

External Finishes

  • Blue slate roof.
  • Red sandstone colour dry render. (Aberdeenshire Council have indicated that white render will no longer be accepted as an option).
  • Black coachlight external lighting is provided at all entrances.
  • Rainwater goods are black, cast iron style.
  • The Driveway is edged, and gravelled with local stone.
  • 10 square metres of paved patio area is provided from the French doors.
  • A matching access pathway is provided around the entire perimeter of the house.
  • Garden areas are topsoiled.
